Historic homes need a different approach
Old Town Georgetown and the streets around the square contain some of the oldest housing stock in Williamson County — Victorian homes, early farmhouses, and Sears kit houses over a century old.
Older construction means pier-and-beam foundations and crawlspaces rather than slabs, original wood trim and siding, and decades of settling. Practically, that translates to more entry points at ground level, more harborage under the house, and structural wood that has had a long time to accumulate moisture damage — which is exactly what carpenter ants and termites look for.
Treating a historic home well means inspecting the crawlspace properly and doing exclusion work, not just running a perimeter spray around the outside.
Sun City and the west side
Sun City sits west of I-35 off Williams Drive, backing onto open country and greenbelt. That location brings the pests that come with a rural edge: scorpions, spiders, the occasional rodent moving in from undeveloped land, and wasps under the covered patios that are standard throughout the community.
Homes there are mostly single-storey and well maintained, which helps — but a large, low-profile house with a long foundation perimeter simply has more edge to defend. We do a lot of straightforward quarterly perimeter work in Sun City, and residents there tend to want the appointment kept exactly when it was promised, which we appreciate.
The San Gabriel River and Lake Georgetown
The North and South San Gabriel rivers run through town and Lake Georgetown sits just north-west. Wolf Ranch, Oaks at San Gabriel and the riverside neighbourhoods get the mosquito pressure that comes with permanent water nearby, and properties close to the water see more spiders and occasional invaders as well.
